PREIT

Asserting market authority and driving commercial leasing growth through brand repositioning and a high-performance digital presence

OVERVIEW

PREIT is a privately held real estate investment trust managing a targeted portfolio of premier regional destinations and high-demand mixed-use retail hubs in markets spanning the Mid-Atlantic, Midwest, and Southeast United States.

PREIT was starting a new chapter as a streamlined, agile entity with fresh leadership and bold plans for expansion — but its brand positioning and digital infrastructure were lagging behind its operational reality. To capture market share, PREIT needed a digital platform that actively projected its new trajectory to retail tenants, institutional partners, and the broader market.

PAIN POINTS & CHALLENGES

  • Reshaping Old-School Mall Marketplace Perceptions: Stakeholders and rating agencies, particularly in its historic Philadelphia footprint, associated the company with legacy retail models. PREIT needed to prove the enduring value of regional, mixed-use retail destinations while demonstrating that its footprint had successfully expanded into a Mid-Atlantic powerhouse.
  • Shifting From Defense to Offense: The firm’s historical narrative also needed to be retired. Instead of explaining where PREIT had been, the digital experience had to demonstrate where the company was going — and assert its market authority with data-backed momentum.
  • Segmenting High-Stakes Audiences: The digital platform had to perform distinct, highly specialized roles simultaneously. Each of their audiences needed a distinct pathway without fragmenting the core brand narrative:
    • Retail tenants required a compelling business case to lease space.
    • Institutional investors demanded transparent, secure financial data to build trust.
    • Public officials and community members required timely local and regional updates.

SOLUTIONS: STRATEGY MEETS CREATIVITY

Starting with a rigorous stakeholder discovery process, we created a repositioned brand identity, a target-driven content framework, and a custom WordPress platform built to capture high-value inbound leasing leads and institutional trust.

Structural Branding: A Visual Identity Grounded in Physical Scale

A digital platform requires an immediate, authoritative visual shorthand to command market trust before a user ever reads a line of copy. To ground PREIT’s identity in its tangible market presence, we created a custom logo design that derived its geometric profile directly from the actual structural rooflines of the portfolio’s premier properties.

Supported by a refined corporate color scheme selected to project stability and institutional scale, this visual system anchors the brand’s multi-region authority. We extended this unified identity across PREIT’s high-stakes corporate and physical touchpoints — including property and event signage, business cards, and letterhead.

Discovery & Positioning

Through intensive, one-on-one interviews with PREIT’s C-suite and VIP teams, we pressure-tested internal alignment and mapped perception gaps. This strategic discovery shaped a new brand narrative that pivots away from passive “malls” to focus on high-traffic, community-centered, mixed-use lifestyle destinations. The resulting portfolio strategy positions premier flagship assets — including Cherry Hill Mall, Woodland Mall, Mall at Prince George’s, and Springfield Town Center — as the anchor proof points of PREIT’s regional scale.

Multi-Audience Conversion Architecture

The digital platform is structured around the three core user tracks defined during discovery. The homepage immediately establishes prestige, leading with a high-impact asset reel and a showcase of top-tier national tenants like Target, Sephora, Apple, Macy’s, and AMC.

The content strategy employed on the “Our Approach” page leads to targeted landing page experiences for leasing partners, investors, advertisers, and talent. By providing dedicated conversion funnels, the platform ensures that an institutional investor and a national retail tenant find relevant, high-impact data without wading through generic marketing content.

An AI-Ready, Search-Optimized Portfolio

The property directory organizes PREIT’s 15 assets with a regional classification system (DC Metro, Mid-Atlantic, Midwest, Northeast, Philadelphia Metro, and Southeast) and a highly interactive hybrid map-and-list interface. Each location operates on a repeatable, high-performing template.

The directory is built with a structured technical data schema to ensure that when national brands and location scouts search for prime retail spaces in specific regional hubs, PREIT’s properties are optimized to surface as the definitive local answers for search engines and generative AI tools (GEO/AEO). Individual property pages feature:

  • Interactive site plans, aerial viewers, and downloadable leasing toolkits backed by direct lead-capture forms
  • Dynamic tenant showcases and local trade-area demographics across a 3, 5, and 10-mile radius
  • Category-specific leasing contacts (inline, box/outparcel & temporary)

Institutional Trust & Financial Transparency

To address the critical need for timely financial reporting, we designed a dedicated Investor Hub. This section features a secure, gated investor deck download and an organized repository of quarterly earnings supplementals. Investors can perform due diligence and access vital financial metrics instantly, bypassing administrative delays and building immediate corporate trust.

Operational Autonomy via Modular Design

We developed the platform on WordPress using a modular, block-based design library. This framework gives PREIT’s internal marketing team full control to build and update property pages, launch campaign forms, and publish financial reports without requiring developer support. We finalized the deployment with handoff training sessions focused on the team’s primary workflows — such as property page cloning, CRM lead-routing integration, and content updates — ensuring long-term operational efficiency as the organization scales in the years to come.
